How do I book a property viewing?

Simply find a property you like, click "Request Viewing", and choose a convenient time slot. The landlord will confirm the appointment, and you'll receive all the details via email and SMS.
Is the deposit refundable?

Yes, if a tenancy agreement is not signed or if a dispute is resolved in your favor, the deposit held in escrow is fully refundable back to your bank account within 3-5 business days.

How do I list my property?

When do I receive my rental payment?

Once the tenant moves in and confirms the property condition, funds are released from escrow to your registered bank account within 1-2 business days. For ongoing monthly rent, payments are transferred on the agreed date each month.
How are tenants screened?

Are there fees for using SewaSafe?

We charge a small service fee to cover the costs of verification, agreement generation, and payment processing. This fee is clearly displayed before you make any payment. Browsing properties and creating an account is completely free.
How does escrow payment work?

When you make a payment, funds go into SewaSafe's secure escrow account (not directly to the landlord). The money is held safely until you move in and confirm everything is as advertised. Only then are funds released to the landlord.
What payment methods are accepted?

We accept FPX online banking (all Malaysian banks), credit/debit cards (Visa, Mastercard), and e-wallets (Touch 'n Go, GrabPay, Boost). All payments are processed securely through certified payment gateways.

How do disputes work?

If the property condition does not match the description upon move-in, tenants can raise a dispute within 24 hours. SewaSafe will freeze the funds in escrow while our support team mediates the situation based on the evidence provided by both parties.
How long does dispute resolution take?

Most disputes are resolved within 5-7 business days. Complex cases may take up to 14 days. You'll receive regular updates via email throughout the process, and both parties can submit additional evidence to support their case.
